Executive Summary

The Problem
The Caribbean region and Africa face challenges raising finance for essential projects. Typically, banks require around between thirty & forty percent equity in contribution for any project that they may fund Most businesses in the Caribbean and Africa do not have the ability to raise that level of equity and therefore many worthwhile projects are not funded.

Solution
ARM Global currently holds property in the Democratic Republic of Congo which is vested in its subsidiary Global Investment and Development Company Inc. That company is being transferred to third party investor and the company will realize upward to US$320 million. As well, the beneficial owner has amount US$2 million which was realized from mining operations which is held by a bank in the Uganda. Once the funds from the transfer to the subsidiary have been completed, ARM Global will be able to operate as self-directed Family Office.

Market Needs
While banks in the Caribbean region have plenty of cash on deposit their high equity lending criteria often precludes viable projects from proceeding. ARM will assist in this matter by providing equity capital and/or debt finance into these private sector projects.

Market Trends
There is a continuing high demand for funding for quality projects, which will drive benefits into small island economies.

ARM GLOBAL Executive Summary

Market Growth
Economic growth in small island economies is slowly recovering post pandemic and these economies need to diversify away from the traditional tourism to grow and reduce risk.

Main Competitors
There are limited competitors who provide private equity in the region, apart from high net worth family offices.
Why Us? ARM is uniquely positioned to provide capital from its own sources of funds.

Expectations
At this stage the sales forecast within the financial models has been predicted on a conservative basis - spread across a four period. The timing allows for the initial identified projects to be vetted and approved. In parallel to this the marketing material will be produced and the marketing and detailed sales plan will be developed. Operational income has been included in the sales figures and is timed and phased as initially thought possible, however this will be developed over time.

Financing Needed - Use of Funds
The funds will be used to fund the following opportunities and will be described more fully later on:
• Purchase of residential real estate in Barbados
• Capital investment in the Goshen project
• Other debt & equity investments
• Investment in the mining operations
• Donation to United Caribbean Trust
• Investment of surplus funds in marketable securities

Target Market
Risks & Mitigation

The risks fall onto the viability of each project being invested into failing, or defaulting on the repayments.
To mitigate this each projects business plan and financial model will be thoroughly vetted. In addition each project will be vigorously monitored to ensure it stays on target in terms of time and budget.

Competition
Current alternatives
The main alternative is the family office network. The challenge with this as a source of capital is each office is often specialist/niche in its investment criteria or area of investment, which restricts the market availablility. A lot of family offices are often closed units only investing in their own projects.

Our advantages
We will be selective in the opportunities we will invest in. We have completed significant work to vet the Goshen Group’s variation resort and citizenship by investment program.
We have a prudent investment program that will ensure that we maintain surplus funds in marketable securities with various liquidity, risk and income generating profiles.
We have selected a mix of medium to high value residential properties to hold to generate real estate income in Barbados. Our expectation is that we will also invest in selective income generating properties in other island.

Execution Marketing & Sales
The marketing plan is essential a referrals programme, as each project will be ascertained through known contacts. There is no intention to openly market for projects to invest in.

CLAY VILLA STUDENT ACCOMMODATION
Clay Villa Developments has identified that St. Kitts and Nevis has a distinct lack of dedicated student accommodation to house the ever growing student population on the Island, estimated to make up around 4,000 of the nearly 39,000 population. The majority of these students are currently housed within private accommodation or hotel complexes due to harsh availability from the Universities on Island. The Clay Villa is designed to combat this issue, and provide over one hundred and fifty, student focused, new apartments, accommodating two students per apartment in student centric layout. These apartments are to be spread across three blocks, and have student focused areas such as lounges and study areas on each floor. To facilitate the new accommodation, Clay Villa will construct an entertainments complex to rival US Student Union standards. This will also be accessible to other student residents with a view to boosting the islands economy. This complex will include an entertainment space, bar, gym and study areas.
